My mom passed in 2007 leaving a family home of 60+ years with a mortgage for my sisters and I. This wasn´t just business as usually, there were emotional ties to this property that made this one of the most difficult situations I´ve ever had dealt with or do. You see not all of the family agreed with the sale of the property yet no one was willing to pay the money that was needed to maintain the property. My youngest sister, as stated in the will, could live in the house but also had to accept all responsibilities for the property mortgage and upkeep.This worked well for a couple years.Then it happened, my sister lost her job, got behind on the mortgage payments and was threatened with foreclosure.Our only course of action was to sell the property and find another house for my sister and family to live in and do it ASAP. This meant we had 30 days to finish packing, locate a new house, close and move my sister into another home or we would have to puther things in storage, find a temporary place for her and her family while we continue looking for her home. The hunt was on to find a home for my sister.Arelis made herself available morning, noon and night.I felt guilty for the amount of time we needed from her, yet Arelis never complained just kept the objective in focus. My faith in God made me know and believe that this could be done, but the person of Arelis Perez stepped in, stepped up and did the fancy footwork needed to make this happen.We were able to find a HUD property, bid and have our bid accepted within two weeks.YEAH!!!Now to get it closed. HUD is known for long drawn out closing processing, but we had an angel working on our behalf named Arelis Perez.She made the trip to HUD, spoke directly to the powers that be and quicken the process.Next,the settlement company.Our realtor angel step in again, spoke directly with the settlement and closing agents and we closed and had our keys two days before we were due out and off the sold property.

I would like to take a moment to express my gratitude to you and a personal friend who referred me to what I appropriately call the "Dream Team" in home buying. In April 2010, I found myself in the midst of a home sale that just did not feel right. I asked my "then" realtor, whom I relieved of her responsibility, if there was any way out of this deal She told me, "No, other than taking a financial penalty and paying the seller the cost of settlement there´s no way out." At the same time, she kept reassuring me of how much I was going to enjoy my new house and how much it was going to be worth in the future, and that I would get the $6,500 government grant. I did not feel that my previous realtor was working for me. It felt like she was working for the seller instead. Talk about butterflies in the stomach! All I could see was me locked into a home that I could not afford, that was not worth the money and that would not have a good resale value. Besides all the finagling, I lost the government grant and I was literally sick with butterflies!
Then along come Alex Maynard of MBA Mortgage and Arelis A. Pérez of Long & Foster to tell me, yes, you may exercise your option through the HOA docs or Home Inspection since I was still within the proper time frames. I was blown away and knew that God was on my side! Arelis did not leave me to fend for myself; she walked me through every process, numbered, step by step. Both Alex and Arelis stuck with me through my fears and my trips on my emotional roller coaster in a professional manner. I finally settled on the third house that I signed papers for, which by the way was also a DREAM come true every luxury you could think of including the short sale price. I would highly recommend Arelis to anyone and I plan to recommend her to my friends when they are in a position to buy a house. This was my first time buying a home so I was completely unfamiliar with the process and did not know what to expect. She was there the entire time, helping me to figure out what exactly it was I was looking for in a house and then to help me find that house. She helped me find a good loan and tried to maximize the bang I would get for my buck. In the end I was able to get a magnificent house at the price that I wanted. Then there is the care she gives after you buy the house. Arelis provided me with contacts to people to help make some improvements that I wanted to make or if I just wanted to have the place cleaned from time to time. We most highly recommend Arelis A. Pérez, who helped us to buy our first home in 2009. As first-time homebuyers with exacting requirements, Arelis patiently educated us on the Washington housing market for over a year, showing us dozens of houses and tutoring us in assessing the condition and value of a property and in spotting problems and seeing a home´s potential. She advised us on how to put forward our best offer and be as competitive as possible within our means, educating us on the intricacies of responsible home finance. She was patient, taking the time to understand our goals and our budget and helping us identify houses that met them; throughout this process Arelis wrote up five offers for us before we finally got our home. She was honest with us that the selection would be limited for the size of house and the location we wanted and for the budget we had available, and she never pushed us to go beyond what we felt was comfortable-which less ethical agents might have done. Arelis made sure we understood what we were doing, never pressured us, and always respected our decisions.
When we needed to move quickly, Arelis always made it happen. In one example, a listing was posted on a Wednesday, but as we were leaving the country on Sunday morning she showed us the house that Friday night. It was clear that the house would not wait until our return, so Arelis put everything aside to get our offer ready for us to sign the following afternoon. She stayed on top of the bidding process while we were gone and gave us regular updates. Ultimately the bids for the house went too high for us and we had to drop out, but Arelis, sensing our disappointment, encouraged us to enjoy our vacation, put this property behind us, and look ahead to the next house. Not missing a beat, she showed us a listing she thought we would like the very day we arrived back in town-and it is the house we ultimately bought.
As we made offers, Arelis fiercely protected us from unscrupulous and incompetent agents. For example, her sharp eye, keen instincts, and unfailing attention to detail caught several mistakes made by the agent listing the house we purchased, and through her actions Arelis saved us money, time, and aggravation in closing a deal that could easily have derailed at multiple points in the closing process. In the end, we got our house-and we got it for the price that was right for us.
Arelis didn´t stop helping us when we got the keys to our new home. She recommended a moving company that was professional, efficient, and eminently careful. She counseled us in filing our tax paperwork. And when we shared with her our vision for renovating our new home she helped us to find highly skilled and honest contractors who have made our vision a reality. She even took on the duties-completely unpaid-of advising us on managing our renovation projects, even to the point of inspecting our contractors´ work. Months later she continues to check up on us.

We all know how mentally challenging the home buying experience can be. I´m not going to tell everyone that because we had Arelis as our agent it wasn´t difficult, no, but I will let the world know how much of a leader she is and because of her my family is now enjoying the home of our dreams and it all happened so fast.Let´s face it, this process will always take you to the darkest regions of your soul but Arelis took charge and made an impossible dream a reality that we live and cherish everyday.
We were out to buy a bigger home than our T.H. and we wanted to capitalize on the downward market by capturing a foreclosure. It was a bumpy ride, but a very rewarding one. She navigated the process with the tenacity of a war general. Trust me that tenacity had to be put into play a few times throughout, if not we´d still be in that T.H., looking.
To write in this forum that Arelis knows the real estate process is not doing her justice, SHE IS THE PROCESS! The experience and knowledge can´t be compared. When she spoke we all listened, and thank God we did!Her elegance and grace are traits that compliment her superior market skills. But at the same time her presence can be commanding and strong, very reassuring signs that all competent agents should implement when the moment require it.
The way she immerses herself into your process can´t be described in words. Just call upon her if you ever need the services of a Professional Real Estate Agent, then you´ll understand that her discipline and level of service are superior in all facets of the business.
We placed an offer on the 6th of August, the bank kept us at bay but they approved the short sale on August 29th. We closed on the 19th of September, only 20 days later (that´s including a Federal Holiday in between)! This is unheard of! One more tidbit so you can fully understand the prowess this lady possesses. It was a Veteran´s Affair (VA) loan; VA loans have a few extra stipulations that make the process a bit more time-consuming. But we asked if we could close on the 19th and she made that her "mission in life", just like she makes every other home buying/renting instantiation "her mission".
Let me not forget to also thank the team behind the genius that is Arelis, primarily Paul Marston. The folks at Fitzgerald, Lawyers Advantage, and Monarch as well. All these components were integral to the success of my wife and me obtaining such a stunning property at such a low price.
These are very tough times and the home loan process is so closely vetted that you really need a focused and seasoned team on your side to successfully do what my wife and I did. Not only did we buy our "dream" home we were lucky enough to keep the T.H. as well, which is a fantastic "security blanket" in this precarious era we live in. Arelis, I just wanted to say thanks again for everything.Even with my difficult situation in which I had to get two loans, one with Pinnacle Financial Corporation and the other with HPAP. After being approved for a $300,000 Loan from my first trust Lender and finding a home for that amount in December, 2006. I had to go though HPAP (second trust lender) who did in fact reject the offer (contract).
They said I couldn´t afford a house for $300,000 so HPAP gave me a new amount that was $230,000 (max loan amount) which was $70,000 less than anticipated which made finding a house in D.C. challenging.After 3 months I found a house for $230,000 and submitted a new contract with HPAP in March, 2007 and HPAP rejected my second contract stating that the $230,000 was still out of my price range and questioned my affordability.At this point I was to give up on buying a house. I told myself that I was going to rent a house.
However, Arelis didn´t give up on me.Beinga single mother earning $31,000 a year and a mother of three children in whichI had to take two of my three children( ages 10 months old and 5 years old at the time) with me to our appointments.Viewing a total of about 30 houses up and down D.C. However Arelis fought for me when I physically gave up.
Arelis visited HPAP time and time again, calling on a daily basis and never letting the ball drop which eventually turned into my approved contract for the house I now OWN.At the time when a home inspection was performed HPAP cited the house with a 52 page-report on March 15, 2007.When Arelis got finished with HPAP that 52-page report became four repairs.When I say Arelis is a fighter that´s an under statement.
I want to end this by saying I closed on my first house on May 31, 2007 with Arelis on my side and I moved in on June 15, 2007.Thanks Arelis.
